About the position

The Maintenance Mechanic position at the Florida Department of Management Services is a critical role responsible for performing a variety of maintenance functions for buildings and their heating and air conditioning systems. The selected candidate will be expected to have a strong mechanical, plumbing, and electrical background, along with general maintenance experience. This position involves routine minor mechanical maintenance and preventative maintenance to ensure that all equipment operates efficiently and safely. The primary responsibilities include performing preventive maintenance on plumbing, electrical, heating, air conditioning, and ventilating equipment. The candidate will be required to visually inspect equipment daily, reporting any unusual wear or noise to the supervisor immediately. Scheduled preventive maintenance tasks such as oiling, greasing, filter changing, and adjusting belts will also be part of the job. The Maintenance Mechanic will be responsible for calibrating, adjusting, and repairing temperature devices, as well as completing all specified preventive maintenance tasks assigned each week. Additionally, the candidate will track inventory parts on hand for repairs and replacements, request parts as needed, and complete work orders for all maintenance activities. The role also includes maintaining mechanical rooms and equipment in immaculate condition, performing minor building repairs, and ensuring compliance with safety procedures and regulations. Excellent public relations skills are essential, as the position involves frequent contact with tenants and the public. The candidate must maintain a good rapport with tenants, co-workers, and supervisors, keeping them informed of any unusual situations and being available to answer questions and requests. A professional image is required, as this position represents the department to both the public and tenants.

Responsibilities

  • Perform preventive maintenance on plumbing, electrical, heating, air conditioning, and ventilating equipment.
  • Visually inspect equipment daily and report any unusual wear or noise to the supervisor.
  • Perform scheduled preventive maintenance tasks such as oiling, greasing, filter changing, and adjusting belts.
  • Calibrate, adjust, and repair temperature devices.
  • Complete work orders for all maintenance activities performed on equipment.
  • Track inventory parts on hand for repairs and replacements, and request parts as needed.
  • Maintain mechanical rooms and equipment in immaculate condition.
  • Perform minor building repairs, including replacing ballasts and lamps, and repairing locks and door closures.
  • Perform plumbing, pipe fitting, welding, and electrical repair and maintenance.
  • Repair and/or replace toilet fixtures, lavatories, faucets, and faucet washers.

Requirements

  • Two years of experience in the maintenance and repair of buildings, plumbing, or electrical or mechanical equipment; or vocational/technical training in mechanical repair or one of the building trades can substitute at the rate of 720 classroom hours.
  • A valid driver's license.
  • Physical ability to climb multiple flights of stairs, climb a ladder, reach overhead, work from heights, bend at the waist, kneel and crouch, and exert up to 30 pounds of force frequently.
