About the position

Our client is seeking a dedicated Property Manager to oversee multiple residential properties in the Raleigh, NC area, ensuring they are well-maintained and visually appealing. This role involves managing vendors, landscape companies, and contractors to perform various maintenance tasks. The Property Manager will be responsible for maintaining the properties' functionality and aesthetics, splitting their time between the Raleigh properties and a coastal home. This full-time position requires a Monday to Friday schedule, with on-call responsibilities for urgent repairs or emergencies. Flexibility in scheduling is essential to accommodate the needs of the properties, and the role includes physical tasks such as lifting and operating equipment. A company truck will be provided for daily work activities. The ideal candidate will have proven experience in property management or a similar field, with hands-on maintenance skills. Attention to detail and a proactive approach to problem-solving are crucial. The Property Manager should possess knowledge of basic home repair techniques and be capable of performing minor repairs independently, including painting, carpentry, and plumbing. Proficiency with tools and the ability to learn new tasks quickly are also important. Strong interpersonal and communication skills are necessary for interacting with vendors and tradesmen professionally. The candidate must be self-regulating, able to manage their time effectively without much supervision, and maintain a professional appearance and demeanor. A clean driving record and valid driver's license are required, along with the ability to provide professional references and pass a background check and drug test.

Responsibilities

  • Perform minor home repairs such as fixing leaks, touchup painting, minor electrical work, small carpentry projects, plumbing, and general handyman tasks.
  • Use leaf blowers to clean decks, patios, and other outdoor areas as needed.
  • Regularly clean and tidy outdoor areas, including decks, patios, and driveways.
  • Maintain cleanliness of garage floors, ensuring they are free of dust, debris, and clutter at all homes except the main property.
  • Schedule and oversee routine maintenance for major systems (e.g., HVAC, backup power generator, hot water tanks, well and well pumps, fountains).
  • Monitor sprinkler systems and order prompt repairs as needed, ensuring they are cycled on and off seasonally.
  • Inspect and maintain gas grills and fireplaces, cleaning windows and woodwork around porches and entryways as needed.
  • Perform routine maintenance on all household appliances from a provided list.
  • Create weekly, monthly, and seasonal checklists for all properties.
  • Oversee and engage with vendors and tradesmen regarding property visits for inspections, repairs, and large-scale operations.
  • Schedule and supervise work to ensure quality and timely completion, coordinating vendor work to provide privacy in the homes.
  • Obtain quotes and negotiate pricing for large repairs, maintenance projects, and annual service agreements.
  • Approve vendor invoices and maintain a directory of owner-approved preferred vendors and emergency contacts.
  • Build relationships with vendors for property needs and maintain detailed records for all maintenance tasks, repairs, and inspections.
  • Provide regular updates to property owners regarding the status and condition of each home.
  • Regularly check and maintain all security systems, locks, and alarms, implementing measures to secure properties when unoccupied.
  • Prepare an emergency response plan and ensure all fire safety equipment is maintained and operational.
  • Propose budget adjustments and cost-saving measures whenever feasible.
  • Conduct twice-monthly inspections and additional tasks for the coastal property.

Requirements

  • Proven experience in property management or similar roles with hands-on maintenance skills.
  • Strong attention to detail and a proactive approach to identifying and solving problems.
  • Knowledge of basic home repair techniques and the ability to perform minor repairs independently such as painting, carpentry, and home repairs.
  • Proficient with hands and tools, capable of absorbing new tasks.
  • Ability to manage multiple responsibilities and prioritize tasks effectively.
  • Excellent interpersonal and communication skills to interact with vendors and tradesmen professionally.
  • Self-regulating worker, able to manage time without much supervision.
  • Professional appearance and demeanor.
  • Good listening skills and service-oriented attitude.
  • Willingness to travel regularly between the properties.
  • Clean driving record with valid driver's license.
