About the position

The Maintenance Service Technician at Tapestry Headwater plays a crucial role in maintaining and improving the physical condition of the community. This position operates under the supervision of a Service Manager and/or Community Manager, ensuring that all maintenance tasks are performed to meet the quality standards set by the company. The technician is responsible for a variety of maintenance and repair tasks that encompass major systems such as HVAC, plumbing, electrical, and water heaters. The role requires a collaborative approach, working closely with the community's maintenance team to ensure that all areas, including common spaces, building interiors, exteriors, and property grounds, are well-maintained and presentable. Key responsibilities include performing routine maintenance functions such as changing light bulbs, conducting preventive maintenance, and executing repairs on HVAC systems, plumbing, and minor electrical issues. The technician is also involved in preparing vacant apartments to a market-ready condition, which includes appliance installations, window covering installations, and door hardware repairs. Additionally, the technician is expected to provide on-call and after-hours emergency service as needed, report maintenance concerns, and assist in monitoring maintenance inventory and supplies. The role emphasizes excellent customer service, adhering to Fair Housing guidelines while interacting with residents, and participating in resident functions or activities as directed. Safety is paramount, and the technician must complete all tasks according to deadlines while following safety guidelines. The position requires physical stamina, as it involves moving heavy objects, working in various weather conditions, and performing tasks that may require climbing, kneeling, and lifting up to 100 pounds. Overall, the Maintenance Service Technician is integral to ensuring a safe, functional, and welcoming environment for residents.

Responsibilities

  • Perform various community maintenance functions including light bulb changes, preventive maintenance, HVAC repairs, plumbing repairs, and minor electrical repairs.
  • Prepare vacant apartments to a market-ready condition.
  • Provide on-call and after-hours emergency service as required.
  • Report maintenance concerns for repairs on vacant units, models, clubhouse, and common areas to the Service Manager.
  • Assist in monitoring and controlling maintenance inventory and supplies.
  • Move heavy objects as requested while traversing stairs and across all types of terrain.
  • Assist Service Manager and/or Community Manager with special projects such as preventive maintenance or scheduled improvements.
  • Keep grounds and common areas clean and in good working order.
  • Provide excellent customer service to residents while adhering to Fair Housing guidelines.
  • Deliver communications to residents and assist with resident functions or activities as directed.

Requirements

  • High school diploma or equivalent is required.
  • Ability to read, write, and perform simple math is essential.
  • Ability to use a computer is preferred.
  • Trade school and/or military training is a plus.
  • One to five years of verifiable hands-on general maintenance experience is preferred, with proficiency in at least one major area such as plumbing or electrical work.
  • Ability to pass pre-employment screenings and possess a valid driver's license.

Nice-to-haves

  • Experience with construction painting.
