About the position

The Maintenance Specialist - Service Specialist position at Centerspace involves a variety of responsibilities focused on the upkeep and repair of mechanical and aesthetic issues within the Ironwood Apartments located in New Hope, MN. This full-time role operates Monday through Friday from 8:00 AM to 4:00 PM, with an on-call rotation that requires participation in after-hours emergency situations. The position is critical in ensuring that the property remains functional, safe, and presentable for residents and visitors alike. The Maintenance Specialist will be responsible for performing both minor and major repairs, including HVAC maintenance, plumbing, electrical work, and general building preventative maintenance. This includes tasks such as changing light bulbs, servicing flush valves, cleaning mechanical rooms, and performing minor repairs to carpets and walls. The role also requires the maintenance of environmental conditions within the building to ensure tenant comfort and safety. In addition to hands-on maintenance tasks, the position involves administrative duties such as maintaining operating logs, managing inventory levels for mechanical systems, and purchasing necessary parts and supplies. The Maintenance Specialist will also be expected to communicate regularly with management, vendors, and tenants to address operational issues and ensure a high standard of service. The ideal candidate will have a strong background in maintenance, with at least two years of experience, and will be required to have a valid driver’s license and reliable transportation. The role may also involve some local travel for purchasing supplies or attending to maintenance needs at different properties. Responsibilities

  • Complete minor and major repairs of mechanical or aesthetic issues to ensure the property is optimally functional, presentable, and safe.
  • Perform minor and major HVAC maintenance, such as replacing motors and bearings.
  • Change light bulbs, service flush valves, clean mechanical rooms, and plunge toilets.
  • Paint and/or wallpaper assigned areas and perform minor repairs to applicable areas.
  • Perform minor carpet repairs and demonstrate proficiency in building automation and security systems.
  • Select and monitor service providers to ensure effective and efficient service delivery.
  • Perform general building preventative maintenance to ensure equipment is safe and effective for use.
  • Maintain the environmental conditions of spaces to ensure tenant and common space environments are acceptable for optimum use.
  • Perform preventative maintenance on HVAC, electrical, plumbing, lighting, doors, locks, and hardware.
  • Assist the Community Leader to ensure tenant improvements are accurate and address concerns with appropriate contacts.
  • Monitor and maintain tools and perform assigned duties as prescribed in safety manuals.
  • Respond to emergency situations, fire alarms, and natural catastrophes promptly and accurately.
  • Maintain operating logs and record temperatures, pressures, and chemical levels of heavy equipment.
  • Complete reports and perform various administrative duties to support activities and projects.
  • Participate in continuous improvement initiatives and identify improvements to services or processes.

Requirements

  • 2+ years of previous maintenance experience required.
  • Valid Driver's License and reliable transportation are required.
  • Ability to perform each essential duty satisfactorily with reasonable accommodations for individuals with disabilities.

Nice-to-haves

  • Trade school education preferred.
  • Certifications such as EPA, CPO, and/or boiler operator's license are a plus.
