About the position

The Maintenance Specialist at Lutheran Senior Services is responsible for performing a variety of skilled maintenance and repair activities on community buildings and grounds. This role involves completing work orders through a computerized maintenance management system (CMMS), conducting inspections, and ensuring the upkeep of HVAC, plumbing, carpentry, and electrical systems. The position emphasizes teamwork and community engagement, contributing to the mission of enhancing the lives of older adults.

Responsibilities

• Completes work orders as assigned through a computerized maintenance management system (CMMS) to repair or install equipment and machinery.
• Prepares apartments for move-in by painting, patching, and making necessary repairs.
• Performs HVAC upkeep and repairs, tracks inventory, recommends purchases, and completes reports.
• Conducts equipment maintenance, testing, lubricating, cleaning machinery, and reporting malfunctions.
• Assists in maintaining the appearance of buildings and grounds, including snow removal and salting.
• Conducts inspections and drills related to life safety, including sprinkler inspections and fire drills.
• May perform skilled painting duties, which could comprise 80% or more of the job duties.

Requirements

• High school diploma or equivalent; trade school preferred.
• Knowledge of HVAC, plumbing, carpentry, painting, electrical, and small equipment repair.
• EPA refrigerant certification type II required for handling refrigeration.
• Proficient in the use of saws, hand tools, carpentry equipment, lawn equipment, and alarm systems.
• Experience with commercial kitchen or laundry equipment service preferred.
• Ability to read and comprehend simple instructions and correspondence.
• Ability to write simple correspondence and effectively present information.

Nice-to-haves

• Experience with 'The WorxHUB' CMMS preferred.
• Ability to provide one's own hand tools for use on the job.
