About the position

The Maintenance Support position at Open Arms Care Corporation (OAC) is responsible for providing maintenance support to various facilities, including Group Homes and Day Program Service buildings. The role involves performing preventative maintenance, ensuring compliance with operational inspections, and maintaining facilities according to state and federal guidelines. The position also includes overseeing vehicle maintenance and participating in safety committees.

Responsibilities

• Maintain facilities in accordance with federal/state/local building codes and ICF/DD governing agencies.
• Perform routine preventative maintenance on facilities occupied by OAC.
• Conduct minor repairs including plumbing, electrical, carpentry, and HVAC.
• Monitor and ensure company vehicles are maintained appropriately.
• Remove unsightly debris or discarded materials/equipment/furnishings.
• Oversee major projects performed by subcontractors to ensure quality work.
• Respond to emergencies related to the facilities.
• Keep the Maintenance Software Databases current with up-to-date information.
• Ensure service contracts are performed efficiently and reports are filed appropriately.
• Oversee janitorial cleanliness of the facilities.
• Maintain grounds, sidewalks, and parking lots for operational reliability and appearance.
• Assist in setting up for OAC activities/events.
• Provide input for improvements in the maintenance program.
• Occasionally conduct in-service training for staff in accordance with safety guidelines.

Requirements

• High School Graduate or equivalent.
• Valid state driver's license required.
• Ability to learn and adhere to federal, state, and local codes and regulations for residential and commercial facilities.
• Effective communication skills, both written and verbal, along with basic computer skills.
• Proven expertise in plumbing, minor electrical work, basic HVAC, and carpentry.
