About the position

The Maintenance Superintendent at The Michaels Organization is responsible for overseeing the maintenance and physical appearance of one or more residential sites. This role involves managing maintenance projects, coordinating contractor activities, and ensuring compliance with safety standards and building codes. The position requires a hands-on approach to maintenance tasks and effective communication with residents and the property management team.

Responsibilities

  • Participate in all maintenance projects, including periodic inspection of all units, buildings, and common areas.
  • Schedule and assign work order requests, adhering to maintenance priorities.
  • Obtain bids for work and/or services and coordinate maintenance-related contractor activities.
  • Maintain inventory of tools, equipment, and supplies, adhering to budget perimeters for purchasing.
  • Maintain accurate records for all required logs, preventive maintenance, warranties, inspections, inventories, and work orders.
  • Perform essential maintenance functions including light electrical repairs, light plumbing work, light carpentry work, interior and exterior painting, and rekeying locks.
  • Assist in custodial work including pressure washing, sweeping, mopping, vacuuming, and trash removal.
  • Repair concrete, masonry, roof, and fencing when required.
  • Have knowledge of all property water and gas meter cut-offs and sewer clean-outs, and post a map of the same.
  • Operate within OSHA standards and company safety policies and procedures at all times.
  • Adhere to and stay current on all applicable building codes.
  • Perform scheduled maintenance on all equipment based on manufacturers' recommendations.
  • Ensure effective, timely, and professional interactions with residents, contractors, and the property management team.
  • Participate in on-call schedule for evening, weekend, holiday, and emergency coverage.
  • Work in conjunction with the Community Manager to plan for and execute unit turnover for new move-ins.

Requirements

  • 3 or more years of full-time maintenance experience.
  • Residential property management experience preferred.
  • Formal training or experience in carpentry, light plumbing, light electrical, painting, and refurbishing/cleaning air conditioning units.
  • Willingness to assist with janitorial, custodial, landscaping, and painting tasks.
  • Boiler license where required.
  • Familiarity with OSHA Standards is required.
  • Minimum of 2 years supervisory experience.
  • High school diploma or equivalent; any college or advanced technical training is preferred.
  • Current HVAC certification is required; current CPO (Certified Pool Operator) is preferred.

Nice-to-haves

  • Ability to obtain CPO if not already in possession.
  • Strong interpersonal skills and the ability to communicate instructions clearly and accurately.
