The Maintenance Superintendent plays a crucial role in ensuring the overall maintenance and functionality of one or more residential sites under the guidance of the Community Manager or Maintenance Manager. This position is not just about fixing things; it encompasses a wide range of responsibilities that contribute to the comfort and safety of residents. The Maintenance Superintendent is expected to participate actively in all maintenance projects, which includes conducting periodic inspections of all units, buildings, and common areas. This role requires a hands-on approach to performing repairs and providing janitorial assistance as needed. The Maintenance Superintendent will also be responsible for scheduling work order requests, ensuring that maintenance priorities are adhered to, and coordinating activities with maintenance-related contractors, which may involve negotiating contracts and defining the scope of work. In addition to these responsibilities, the Maintenance Superintendent will manage stock control and the utilization of maintenance materials. This includes training maintenance technicians and coworkers to ensure that all team members are equipped with the necessary skills and knowledge. Accurate record-keeping is essential in this role, as the Maintenance Superintendent will maintain records related to preventive maintenance, work orders, apartment refurbishing, annual inspections, and inventories. They will also assist the Community Manager or Maintenance Manager in scheduling annual apartment inspections and during move-in and move-out inspections. The position requires performing detailed maintenance procedures, which include light electrical repairs, plumbing work, carpentry, painting, and custodial tasks. The Maintenance Superintendent will also be responsible for ensuring that storage areas and entrances are secure and well-lit, adhering to all applicable building codes, and maintaining knowledge of water and gas meter cut-offs. Safety is paramount, and the Maintenance Superintendent must operate within OSHA standards and company safety policies at all times. This role also involves participating in an on-call schedule for evening, weekend, holiday, and emergency coverage, ensuring that maintenance services are available when needed. Overall, the Maintenance Superintendent is a vital part of the team, ensuring that the properties are well-maintained and that residents have a safe and comfortable living environment.
