About the position

Christopher Community, Inc. (CCINC) seeks a Full Time Maintenance Superintendent to join its growing organization. CCINC is a not-for-profit housing development and management company that assists low- and moderate-income families and seniors to secure suitable housing across Upstate New York. Christopher Community currently manages over 3,300 units of housing in more than 100 buildings and administers the Rental Assistance Program in Onondaga County, which provides assistance to over 1,200 households. The physical work location for this position will be at our Tecumseh Road Senior Apartments which is managed by Christopher Community, Inc. Responsibilities

  • Works with the Property Manager and Administration to address all maintenance needs.
  • Assists in scheduling general maintenance and consults with Manager regarding deferred maintenance.
  • Monitors/supervises outside contractors and develops bid specifications for work to be performed by outside contractors.
  • Supervises other maintenance and cleaning staff, if applicable.
  • Maintains Maintenance Manual and keeps it current.
  • Conducts daily inspections and necessary cleaning of all common areas, both interior and exterior.
  • Makes necessary repairs including heating units, electrical, plumbing, and mechanical systems.
  • Inspects apartments being vacated and schedules work to prepare the apartment for occupancy.
  • Responds timely to all tenant service requests and maintains accurate records of the work performed.
  • Coordinates all grounds maintenance including removal of litter, mowing, trimming, and snow removal.
  • Ensures adequacy of contracted services such as trash removal and exterminating.
  • Conducts periodic exterior inspection of the building exterior.
  • Paints apartments and common areas as needed.
  • Performs other work as assigned by the Property Manager or Regional Supervisor.
  • Maintains ongoing communications with contractual services.
  • Completes additional training as required.

Requirements

  • High school diploma or general education degree (GED).
  • Two to five years related experience.
  • Valid NYS driver's license and a registered and insured vehicle.
