The Maintenance Superintendent plays a crucial role in ensuring the overall maintenance and functionality of one or more residential sites under the guidance of the Community Manager or Maintenance Manager. This position is not just about fixing things; it encompasses a wide range of responsibilities that contribute to the comfort and safety of residents. The Maintenance Superintendent is expected to participate actively in all maintenance projects, which includes conducting periodic inspections of all units, buildings, and common areas. This role requires performing repairs and providing janitorial assistance as needed, ensuring that all maintenance tasks are completed efficiently and effectively. In addition to hands-on maintenance work, the Maintenance Superintendent is responsible for scheduling work order requests and adhering to maintenance priorities. This involves coordinating activities with maintenance-related contractors, which may include negotiating contracts and defining the scope of work. The Superintendent must also manage stock control and the utilization of maintenance materials, as well as train maintenance technicians and coworkers to ensure a high standard of service. Record-keeping is another critical aspect of this role. The Maintenance Superintendent must maintain accurate records regarding preventive maintenance, work orders, apartment refurbishing, annual inspections, and inventories. This includes having a thorough understanding of contracts and suppliers, their services, and goods. The Superintendent will assist the Community Manager or Maintenance Manager in scheduling annual apartment inspections and during move-in and move-out inspections, ensuring that all procedures are followed correctly. The role also involves performing detailed maintenance procedures, which include light electrical repairs, plumbing work, carpentry, painting, and custodial tasks. The Maintenance Superintendent must ensure that all storage areas and entrances are secure and that adequate lighting is maintained. Adherence to building codes and safety standards is paramount, as is the ability to interact effectively and professionally with residents, contractors, and the property management team. The position may also require participation in an on-call schedule for evening, weekend, holiday, and emergency coverage, making flexibility and readiness essential traits for success in this role.
