About the position

The Maintenance Supervisor at RHM Real Estate Group is a full-time, hourly non-exempt position responsible for the overall upkeep and maintenance of the apartment community in Cleveland, Ohio. RHM is a multifamily property management and real estate development company that specializes in both market rate and affordable housing. As one of Cleveland's largest third-party management firms, RHM emphasizes the importance of developing strong and reliable relationships with owners, partners, and employees, which has been key to its growth and success. In this role, the Maintenance Supervisor will be a hands-on maintenance professional, responsible for ensuring that the property is maintained in the best possible condition. This includes working closely with the property manager to run the building effectively, maximizing the efficiency of the maintenance staff, minimizing expenses, and protecting the owner's property. The Maintenance Supervisor will coordinate and monitor all aspects of the maintenance program, which includes plumbing, electrical work, painting, heating, air conditioning, and appliance repair. Good communication with the property manager is crucial for the efficient operation of the apartment community. The Maintenance Supervisor will also supervise maintenance personnel, maintain curb appeal, assist residents with their requests, and ensure compliance with company policies. They will be responsible for scheduling contractors, completing maintenance requests, and conducting apartment inspections. The role requires a proactive approach to identifying and addressing maintenance issues, ensuring that all work is completed to the satisfaction of the property manager and in a timely manner.

Responsibilities

  • Maintain a professional, courteous, knowledgeable, and helpful attitude with residents and fellow employees.
  • Assist residents with problems and requests to the best of your ability and to limits of your authority.
  • Maintain curb appeal of the exterior of the building and common areas of the building.
  • Supervise maintenance personnel and take action to improve the general appearance of the property.
  • Establish daily employee goals and show each employee exactly what you want them to do.
  • Require all full-time employees to adhere to the scheduled hours of work.
  • Monitor employee compliance with policies of RHM.
  • Encourage employees to submit suggestions for improving work conditions or job efficiency.
  • Discuss employee performances with the property manager if problems arise.
  • Present ideas on improvement projects and labor needs to the maintenance director.
  • Complete all maintenance requests and track progress to ensure completion.
  • Schedule contractors and sign off on completed work orders and invoices.
  • Cover building emergency on-call as scheduled.
  • Assist in apartment inspections with property manager.
  • Review maintenance work of employees periodically for quality.
  • Work with contractors as needed, ensuring resident safety is a prime consideration.
  • Complete work associated with contractors as needed.
  • Clean, paint, and make repairs to vacant apartments to the satisfaction of the property manager.
  • Check and repair all electrical and plumbing fixtures, window and door locks, etc.
  • Complete all work and make unit ready in 3-5 days from move out.

Requirements

  • High school diploma or equivalent; additional vocational or technical training preferred.
  • Minimum of 2 years' experience in multifamily property maintenance or related field.
  • Proven experience in various aspects of building maintenance including plumbing, electrical, painting, HVAC, and appliance repair.
  • Strong leadership and supervisory skills to manage a maintenance team effectively.
  • Excellent communication skills for interaction with residents, employees, property managers, and contractors.
  • Ability to prioritize and manage multiple tasks efficiently.
  • Hands-on expertise in general maintenance tasks and equipment.
  • Knowledge of safety regulations and guidelines pertaining to property maintenance.
  • Familiarity with accounting software preferred (Yardi & Nexus strongly preferred).
  • Proficient in Microsoft Office - Excel, Outlook, Word.
  • Organizational and time-management skills.
