About the position

The Maintenance Supervisor is responsible for overseeing maintenance operations, ensuring timely completion of service requests, and managing a team of maintenance staff. This bilingual position requires proficiency in both Spanish and English to effectively communicate with residents and staff. The role involves diagnosing and performing repairs across various systems, maintaining inventory, and ensuring compliance with safety regulations. The supervisor will also participate in community improvement initiatives and preventative maintenance programs.

Responsibilities

• Completes service requests within 24 hours.
• Participates in an ongoing community improvement plan and preventative maintenance program.
• Diagnoses and performs maintenance/repair on electrical and plumbing systems, A/C and heating systems, and appliances.
• Maintains proper levels of inventory and orders maintenance supplies as needed with the Property Manager's approval.
• Ensures preventative maintenance is performed on a timely basis and schedules are followed.
• Obtains bids and interacts with vendors, remaining knowledgeable of competitive pricing.
• Maintains courteous and helpful demeanor with residents, prospective residents, co-workers, and vendors.
• Supervises maintenance staff, including interviewing, hiring, and training employees.
• Addresses complaints and resolves problems within the maintenance team.

Requirements

• High school diploma or GED required.
• Three years related experience in apartment maintenance or related field.
• Up-to-Date EPA Universal and HVAC Certification required from an approved and licensed authority.
• Experience in computer skills, particularly inventory software and order processing systems.

Nice-to-haves

• Swimming Pool Certification (CPO) is a plus.
