About the position

The Maintenance Supervisor at Casa Paz Apartments is responsible for overseeing all maintenance operations within the apartment community. This role involves coordinating maintenance and repair services, ensuring the property maintains its curb appeal, and responding to customer service requests while adhering to safety policies. The position requires effective management of maintenance staff and resources, as well as communication with the Property Manager regarding maintenance needs and improvements.

Responsibilities

  • Direct and oversee all aspects of maintenance of the community.
  • Schedule and perform preventative maintenance, inspections, and janitorial services.
  • Maintain accurate records for all required reporting and record keeping.
  • Walk the property daily to uphold curb appeal and monitor safety issues.
  • Schedule and coordinate apartment turns, including assistance with resident move out and renovations.
  • Follow expense guidelines and monitor operating expenses, making recommendations for cost-saving strategies.
  • Manage inventory and storage area, purchasing adequate maintenance materials and keeping an accurate log of supplies.
  • Communicate and advise the Property Manager on recommendations for capital improvements and maintenance requirements.
  • Coordinate all contracted services, solicit and analyze bids, and track invoices for timely payment.
  • Complete all service requests and apartment turnovers in line with company policy.
  • Supervise the use of property golf carts and other major tools and equipment.
  • Notify Property Managers of solutions for safety or liability concerns and preventative maintenance needs.
  • Conduct and document monthly safety meetings and training.
  • Complete service requests from residents and team members in a timely manner.
  • Ensure excellent customer service with a courteous and professional attitude.
  • Audit key tracking system daily and weekly.
  • Participate in after-hours emergency requests and ensure property staff coverage.
  • Assist at other properties as necessary.
  • Run errands to support the property as necessary.
  • Support and assist the Property Manager with new hire selection and training.
  • Create a team environment through weekly meetings and open communication.
  • Generate work and on-call schedule for service employees.
  • Evaluate team members through scheduled performance reviews and take corrective action as necessary.

Requirements

  • Proven experience in maintenance supervision or a similar role.
  • Strong knowledge of maintenance procedures and safety protocols.
  • Ability to manage a team effectively and provide training and support.
  • Excellent communication and customer service skills.
  • Strong organizational skills and attention to detail.

Nice-to-haves

  • Experience in property management maintenance operations.

  • Certifications in relevant maintenance fields.
