About The Position
The Maintenance Supervisor at Falls at Meehan Apartments is a pivotal role responsible for the overall maintenance and management of the apartment community's physical assets. This position works closely with the Community Manager to ensure that all maintenance activities are executed efficiently and effectively. The Maintenance Supervisor oversees general maintenance repairs, apartment make-readies, preventive maintenance, and any construction or rehabilitation projects that may arise. This role requires a flexible schedule, as it may involve working weekends and some holidays to meet the needs of the community. In this position, the Maintenance Supervisor will supervise and schedule maintenance activities, ensuring that the maintenance staff is performing their duties to the highest standards. This includes walking through apartments, managing service requests, and determining priorities for maintenance tasks. The Maintenance Supervisor will also be responsible for maintaining an adequate inventory of supplies for repairs and monitoring the monthly maintenance budget. Communication with the Community Manager and the office team is essential, as the Maintenance Supervisor will need to report on the status of apartments, coordinate schedules, and provide input on employee performance evaluations. The role also involves training and developing maintenance staff, assessing their training needs, and providing one-on-one training as necessary. The Maintenance Supervisor will conduct daily property tours to identify maintenance needs and potential hazards, ensuring that the community remains safe and well-maintained. Additionally, the Maintenance Supervisor will be responsible for vendor management, contract monitoring, and quality control of maintenance work performed by external contractors. Overall, this position is crucial for maintaining the quality and safety of the apartment community, ensuring that residents have a pleasant living experience.
