About the position

The Maintenance Supervisor is responsible for overseeing the maintenance operations of Wynwood Works Apartments, ensuring the physical integrity of the property and a safe living environment for residents. This role involves managing maintenance staff, conducting preventive maintenance, and addressing resident service requests promptly. The Maintenance Supervisor will also ensure compliance with safety regulations and maintain accurate records of maintenance activities.

Responsibilities

• Conduct maintenance tasks personally or delegate to assistants.
• Oversee and inspect work performed by maintenance staff.
• Manage a system for handling resident service requests and ensure corrections are made within 24 hours.
• Schedule maintenance personnel for emergency purposes, available 24/7.
• Conduct regular safety meetings and maintain MSDS sheets.
• Ensure compliance with EPA and OSHA regulations regarding hazardous materials.
• Maintain accurate records of preventive maintenance and service requests.
• Perform minor and routine maintenance on electrical, plumbing, HVAC systems, and appliances.
• Ensure all make-ready repairs are completed correctly and on schedule.
• Report major repairs and requisitions to the Community Director before expenditures.

Requirements

• At least 3 years of experience in property maintenance or equivalent field.
• Current HVAC certification (EPA - Type II or better).
• Previous supervisory experience for sites with 150 or more units.
• Ability to score no less than 75% on maintenance test.
• Valid driver's license and automobile insurance coverage.

Nice-to-haves

• Experience with automotive diagnostics.
• Knowledge of Fair Housing regulations.
