About the position

The Maintenance Supervisor is responsible for overseeing the maintenance operations of the property, ensuring that all maintenance tasks are performed efficiently and in accordance with company standards. This role involves daily inspections of the property, managing maintenance staff, and ensuring compliance with safety and building codes. The supervisor will also handle budget management and vendor oversight, ensuring that all repairs and maintenance tasks are completed in a timely manner.

Responsibilities

  • Perform daily inspections of property exterior and interior to maintain company brand standards.
  • Escalate and communicate inspection findings, resident inquiries, and other concerns as necessary to management.
  • Manage P&L and control spending to the budget.
  • Utilize property management software to check for work orders in a timely and continual manner.
  • Complete documentation in a timely and detailed manner following a completed work order request.
  • Diagnose and perform minor and routine maintenance/repair on a daily basis.
  • Manage all make-ready turns in a timely manner according to company standards, policies and procedures.
  • Supervise maintenance technicians and housekeeping personnel.
  • Oversee outside vendors to ensure the completion of work in an efficient and cost effective manner.
  • Complete all assigned repairs and projects efficiently in accordance with Company policy and procedures, and code requirements.
  • Maintain accurate records of preventative maintenance performed and any follow-up actions required.
  • Assist with preventative cosmetic and mechanical maintenance as needed.
  • Perform weekly safety checks throughout the facility to ensure a safe and clean environment for all patrons to eliminate hazards.
  • Assist in creating key sets for team members, residents, and vendors as requested.
  • Interact with residents, guests and employees in a hospitable manner.

Requirements

  • Minimum of 5 years maintenance experience or equivalent technical experience.
  • Strong understanding of building systems (HVAC, electrical, plumbing, local code, building standards & customer service skills).
  • Experience with reporting on monthly P&L statements to ownership, contract negotiation and vendor management.
  • Effective leadership skills.
  • Strong attention to detail, follow-up and excellent organizational skills.
  • Ability to treat sensitive/confidential information with appropriate discretion.
  • Resilient and teamwork oriented; able to multi-task and handle competing priorities.
  • Strong sense of urgency, adaptability, flexibility and professionalism.
  • Ability to function professionally under pressure while managing multiple concurrent projects and deadlines.
  • Proven competencies in software applications and programs, particularly Microsoft Office, including Excel, Word, PowerPoint, and excellent word processing and file management skills.
  • Experience with Entrata is preferred.
  • Good working knowledge of office equipment and procedures, including computers, photocopiers, printers, telephone systems, etc.
  • Must possess personal tact, discretion, and good judgement. Excellent interpersonal, written, and verbal communication skills.
