About the position

The Maintenance Supervisor at Greystar is responsible for overseeing and performing technical and mechanical work to ensure that the buildings, grounds, amenities, and common areas of the community meet the company's standards for cleanliness, safety, and functionality. This role involves managing maintenance tasks, supervising service team members, and ensuring compliance with safety regulations while providing excellent customer service to residents.

Responsibilities

  • Oversee and perform technical and mechanical work to maintain the community's buildings and grounds.
  • Assist and complete work orders generated from resident requests for service and routine upkeep.
  • Manage the 'make-ready' process for vacant apartment homes, including inspections and scheduling vendors.
  • Develop standards for cleanliness and appearance of community areas to reflect Greystar's quality.
  • Inspect work performed by service team members and contractors to ensure quality standards are met.
  • Maintain inventory of spare parts and maintenance materials, ordering supplies as needed.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Conduct safety meetings and ensure compliance with OSHA and safety laws.
  • Demonstrate customer service skills by addressing resident inquiries and complaints efficiently.

Requirements

  • Experience in property maintenance or a related field.
  • Strong technical and mechanical skills.
  • Ability to manage multiple tasks and prioritize effectively.
  • Knowledge of safety regulations and compliance standards.
  • Excellent communication and customer service skills.

Nice-to-haves

  • Experience in a supervisory role within property management.
  • Familiarity with building codes and regulations.
  • Certifications in HVAC, plumbing, or electrical work.
