About the position

The Maintenance Supervisor at Greystar is responsible for overseeing and performing technical and mechanical work to ensure that the community's buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, safety, and functionality. This role involves managing maintenance requests, preparing vacant apartments for leasing, and ensuring compliance with safety regulations while providing excellent customer service to residents.

Responsibilities

  • Oversee and perform technical and mechanical work to maintain the community's buildings and grounds.
  • Assist and complete work orders generated from resident requests for service.
  • Manage the 'make-ready' process for vacant apartment homes, including inspections and scheduling vendors.
  • Develop and maintain cleanliness and appearance standards for community areas.
  • Inspect work performed by service team members and contractors to ensure quality standards are met.
  • Maintain inventory of spare parts and maintenance materials, ordering supplies as needed.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Conduct safety meetings and ensure compliance with OSHA and safety regulations.
  • Demonstrate customer service skills by addressing resident concerns and complaints efficiently.

Requirements

  • Experience in property maintenance or a related field.
  • Strong technical and mechanical skills.
  • Ability to diagnose and repair maintenance issues effectively.
  • Knowledge of safety regulations and compliance standards.
  • Excellent customer service and communication skills.

Nice-to-haves

  • Previous supervisory experience in a maintenance role.
  • Familiarity with property management software.
  • Certifications in HVAC, plumbing, or electrical work.
