About the position

HSL Asset Management is seeking a Maintenance Supervisor to lead and supervise the maintenance team responsible for the safety, upkeep, and physical integrity of our multi-family apartment communities. The Maintenance Supervisor plays a crucial role in ensuring that all aspects of the community meet HSL's high standards. This position requires a proactive approach to anticipate, identify, and correct property-related problems while implementing procedures to prevent such issues. The ideal candidate will be a helpful, hard-working, safety-focused multi-tasker who demonstrates leadership capabilities by setting a positive example for subordinates. Key qualities include optimism, self-motivation, compassion, organizational skills, and trustworthiness. In this role, the Maintenance Supervisor will be responsible for creating a positive, coordinated team-based environment, ensuring appropriate scheduling and coverage of all maintenance staff, and carrying out assigned duties directed by the Community Director. The primary responsibilities include leading the maintenance team to ensure a safe community, maintaining essential services, performing ongoing facility maintenance, and completing necessary repairs on equipment to guarantee resident comfort. The Maintenance Supervisor will also be responsible for instructing and inspiring maintenance staff with a "safety first" attitude, inspecting the physical condition of the community, and ensuring apartments are refurbished and repaired prior to resident occupancy in accordance with HSL standards. The Maintenance Supervisor will conduct regularly scheduled safety meetings, maintain knowledge of pertinent laws and regulations, and ensure accurate record-keeping regarding preventive maintenance, service requests, and work orders. This position requires a hands-on approach, as the Maintenance Supervisor will perform maintenance tasks personally, delegate responsibilities to Maintenance Technicians, and oversee and inspect work performed by the maintenance team. The role also involves maintaining adequate inventory of spare parts and maintenance materials, scheduling subordinate maintenance personnel, and reporting major repairs to the Community Director for approval. Overall, this position is vital to ensuring that residents enjoy a safe and comfortable living environment.

Responsibilities

  • Lead and supervise the maintenance team to ensure safety and upkeep of the community.
  • Anticipate, identify, and correct property-related problems.

  • Ensure apartments are refurbished and repaired prior to resident occupancy.
  • Perform maintenance tasks personally and delegate responsibilities to Maintenance Technicians.
  • Conduct regularly scheduled safety meetings with the maintenance staff.
  • Maintain knowledge of pertinent laws, EPA, and OSHA regulations.
  • Accurate record-keeping of preventive maintenance, service requests, and work orders.
  • Inspect and maintain all tools, equipment, and mechanical systems.
  • Maintain adequate inventory of spare parts and maintenance materials.
  • Schedule subordinate maintenance personnel and work order requests.
  • Report all major repairs and requisitions to the Community Director for approval.

Requirements

  • High school diploma or GED or Accredited Vocational School Certificate education or equivalent experience.
  • 3-5 years of related experience in apartment or building maintenance, property maintenance, construction trades (HVAC, plumbing, electrical, carpentry, etc.), and/or related fields.
  • Minimum of 1 year maintenance supervisor experience (or supervisor experience in related field).
  • EPA Certified for Refrigeration required (Type 2 + core or above).
  • Reliable transportation for business-related tasks, including a valid driver's license and current automobile insurance.

Nice-to-haves

  • Bilingual Spanish skills are a plus.
