About the position

The Maintenance Supervisor is responsible for ensuring the physical integrity of HDC properties by overseeing maintenance operations, troubleshooting issues, and providing exceptional customer service to residents. This role involves managing work orders, coordinating with the property management team, and ensuring compliance with safety and regulatory standards.

Responsibilities

  • Review incoming work orders to prioritize and address them in a timely manner.
  • Make decisions on whether to repair or replace damaged property.
  • Estimate completion time and materials needed for repairs.
  • Work closely with the property management team to ensure inventory includes required equipment and supplies.
  • Ensure all rental units are ready for inspection prior to the inspector's arrival.
  • Ensure all repairs comply with the Uniform Physical Conditions Standards (UPCS).
  • Implement preventative maintenance plans.
  • Prepare and maintain accurate records and reports on maintenance operations.
  • Ensure compliance with local, state, and federal regulations, including lead-based paint and asbestos abatement.
  • Document and log resident complaints and owner damage claims, advising parties of results.
  • Follow established safety/security procedures and standards.
  • Respond to after-hours and weekend emergency calls as per company policy.
  • Adhere to company standards regarding the ethical use and safeguarding of company materials and resources.
  • Perform other duties as required to balance workload.

Requirements

  • Working knowledge of all aspects of maintenance repair and service.
  • Ability to troubleshoot problems effectively.
  • Strong customer service skills.
  • Experience in property maintenance operations.
