The Maintenance Supervisor is a crucial role responsible for ensuring the pleasing appearance and proper physical operation of the property. This position encompasses a wide variety of maintenance, supervisory, and administrative tasks as required. As a working supervisor, the Maintenance Supervisor will be directly involved in completing various maintenance or repair responsibilities, making it essential for the individual to possess hands-on skills in addition to supervisory capabilities. This is a full-time, hourly position that comes with benefits and paid time off, reflecting the company's commitment to employee welfare and job satisfaction. In this role, the Maintenance Supervisor will handle all aspects of maintenance for the community as directed by the Property Manager. This includes supervising a staff of maintenance personnel, providing training, motivation, and performance feedback to ensure high standards of work. The supervisor will monitor and direct the scheduling of all maintenance personnel and vendors, ensuring adherence to company policies and procedures. Additionally, the Maintenance Supervisor will be responsible for tracking inventory for repairs and maintenance, overseeing the turnover process, and troubleshooting and repairing all mechanical systems. They will also be tasked with reporting potential liability concerns or safety hazards, which is critical for maintaining a safe living environment. The Maintenance Supervisor will assist with the planning and execution of all preventative maintenance programs, which encompass mechanical, electrical, HVAC, plumbing, and fire and life-safety systems. It is vital for the supervisor to have a thorough knowledge of and enforce company safety policies, ensuring that all staff members are equipped with the proper Personal Protective Equipment (PPE). Furthermore, the Maintenance Supervisor will operate within the property budgetary guidelines and may be assigned other duties, responsibilities, and special projects as needed. This position also includes supervising the Maintenance Technician and their responsibilities, ensuring a cohesive and efficient maintenance team.
