About the position

The Maintenance Supervisor plays a crucial role in ensuring the physical integrity and maintenance of the community. This position is primarily responsible for overseeing the maintenance staff, scheduling work orders, preparing new apartments for occupancy, and managing ongoing maintenance projects. The Maintenance Supervisor must provide excellent service to residents, guests, employees, and contractors while adhering to budget guidelines and government policies, including OSHA and EPA regulations. The role requires a proactive approach to maintaining the community, ensuring that routine service requests are completed within 24 hours, and that all areas, including common areas and amenities, are kept clean and well-maintained. Daily responsibilities include meeting with the Community Manager to discuss maintenance issues, inspecting common areas and grounds, and ensuring that maintenance staff is organized and well-trained. The Maintenance Supervisor is also responsible for maintaining logs for safety regulations, managing inventory, and ensuring that all maintenance supplies are purchased in accordance with budget guidelines. The position requires effective communication with both the maintenance team and the Community Manager to ensure that all maintenance concerns are addressed promptly and efficiently. In addition to daily tasks, the Maintenance Supervisor will conduct monthly inspections, oversee the change of filters, and ensure that all maintenance staff are properly trained and certified. The role also involves coordinating with vendors for various maintenance tasks and ensuring that all equipment is maintained and inventoried accurately. The Maintenance Supervisor must be adaptable, organized, and able to work under pressure while maintaining a professional demeanor and excellent customer service skills.

Responsibilities

  • Oversee the maintenance staff for the community.
  • Schedule work orders and ensure completion within 24 hours.
  • Maintain the community effectively while following budget guidelines.
  • Provide training to all maintenance staff members.
  • Develop maintenance and cleaning schedules for all areas of the community.
  • Keep the maintenance shop organized and clean.
  • Purchase maintenance supplies in accordance with budget guidelines.
  • Adhere to all government policies including OSHA and EPA guidelines.
  • Review work with outside contractors prior to completion.
  • Maintain operations and response plans for issues such as asbestos, lead, and mold.
  • Conduct daily inspections of common areas and grounds.
  • Ensure maintenance coverage during all operating hours.
  • Update make-ready board and schedule in the Community Service Register (CSR).
  • Maintain logs for MSDS/OSHA/EPA in the shop and office.
  • Conduct monthly safety meetings to keep all personnel informed of safety regulations.
  • Coordinate with vendors during the move-in and move-out process.
  • Monitor and track the maintenance budget and report to the Community Manager.

Requirements

  • Associate degree or equivalent from a technical school; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • 2 to 3 years hands-on general maintenance experience.
  • 2 to 3 years hands-on experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems.
  • Must have HVAC certification.
  • Basic computer skills necessary to enter and retrieve data from a computer.
