About the position

The Maintenance Supervisor is responsible for managing the maintenance operations of a community, ensuring a safe and comfortable living environment for residents, visitors, and staff. This role involves overseeing maintenance tasks, managing service requests, and ensuring compliance with safety regulations and company policies. The Maintenance Supervisor will also maintain accurate records, manage inventory, and perform routine maintenance tasks as needed.

Responsibilities

  • Manage the maintenance operations to ensure the physical integrity of the community.
  • Conduct maintenance tasks personally or delegate to assistants as necessary.
  • Implement and manage a system for handling resident service requests, aiming for completion within 24 hours.
  • Schedule on-call rotation for staff and assist with service as necessary.
  • Keep safety materials current and accessible, including MSDS sheets and OSHA requirements.
  • Monitor the condition of the physical property and correct unsafe conditions immediately.
  • Maintain accurate records of preventive maintenance and service requests.
  • Schedule and perform routine maintenance on equipment regularly.
  • Inspect and maintain all tools in excellent condition.
  • Identify utility meter cut-offs and prepare maps indicating their locations.
  • Maintain adequate inventory of spare parts and maintenance materials.
  • Assist in keeping the grounds neat and free of litter.
  • Perform additional duties as assigned by the Community Manager or Regional Manager.

Requirements

  • Current Certifications in EPA, CPO, and Mold Class.
  • Minimum of 2 years experience in property management.
  • High school diploma or GED required.
  • High level of proficiency in written, verbal, and arithmetic skills.
  • Ability to plan and manage a multi-task environment and lead a maintenance team.
  • Ability to train and direct maintenance staff.
  • Solid knowledge of carpentry, electrical, plumbing, and other maintenance skills.

Nice-to-haves

  • Experience with HVAC systems and certifications.
  • Familiarity with safety regulations and compliance standards.
