About the position

The Maintenance Supervisor at Brookfield Properties plays a crucial role in overseeing the maintenance operations of a multi-unit residential property. This position involves supervising, coordinating, and performing various maintenance activities that are essential for the upkeep of the property. The Maintenance Supervisor is responsible for ensuring that all mechanical equipment, including heating and air conditioning systems, is functioning properly. This includes diagnosing issues, disassembling units for cleaning and repairs, and replacing parts as necessary. The role also encompasses a wide range of carpentry tasks, from installing new doors to repairing drywall and painting. In addition to mechanical and carpentry work, the Maintenance Supervisor will handle electrical duties such as inspecting and testing lighting and wiring, as well as plumbing tasks like unclogging sinks and repairing faucets. The supervisor will interface with contractors and vendors, creating specifications for services and securing bids in accordance with established processes. This position requires strong leadership skills, as the supervisor will be responsible for training and coaching maintenance staff, as well as contributing to performance appraisals and recommendations for new hires or disciplinary actions. The ideal candidate will have a high school diploma or GED, with 3 to 4 years of experience in commercial or multi-unit property maintenance. Additional experience may offset educational requirements. Preferred certifications include HVAC, electrical, and appliance repair, along with a valid driver's license. Responsibilities

  • Supervises and coordinates efforts of the maintenance staff.
  • Recommends new hires, discipline, and contributes to performance appraisal.
  • Responsible for training, coaching, and communications to the maintenance staff.
  • Performs or assigns work to repair and maintain mechanical equipment, including heating and air conditioning.
  • Diagnoses problems with mechanical equipment and performs necessary repairs.
  • Performs or assigns routine to difficult carpentry duties, including installation of new doors and repairs of doorjambs, moldings, and locks.
  • Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting and wiring.
  • Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets and repairing faucets.
  • Interfaces with contractors and vendors, creating written specifications and securing bids for services.

Requirements

  • High School diploma / GED required.
  • 3 - 4 years of experience in commercial or multi-unit property maintenance required.
  • 5 - 7 years of experience can offset minimum educational requirements.
  • Preferred certifications include HVAC, Electrical, and Appliance repair.
  • Valid Driver's License preferred.

Nice-to-haves

  • Experience in a supervisory role within property maintenance.
