About the position

The Maintenance Supervisor is responsible for ensuring the aesthetic appeal and proper functioning of the property. This role involves a combination of maintenance, supervisory, and administrative tasks, with the supervisor actively participating in maintenance and repair activities. It is a full-time, hourly position that includes benefits and paid time off.

Responsibilities

• Handle all aspects of maintenance for the community as directed by the Property Manager.
• Supervise a staff providing training, motivation, and performance feedback.
• Monitor and direct scheduling of all maintenance personnel and vendors, ensuring adherence to company policies and procedures.
• Track inventory for repairs and maintenance.
• Responsible for the turnover process.
• Troubleshoot and repair all mechanical systems, service requests, and report potential liability concerns or safety hazards.
• Assist with planning and execution of all preventative maintenance programs such as mechanical, electrical, HVAC, plumbing, fire, and life-safety systems.
• Enforce company safety policies and ensure all staff has proper Personal Protective Equipment.
• Operate within the property budgetary guidelines.
• Supervise Maintenance Technician and their responsibilities.

Requirements

• High school diploma or equivalent.
• Minimum 4 years industry experience.
• Ability to directly supervise staff.
• Proficient in all areas of apartment maintenance including plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, pools & spas, roofs, and life safety equipment.
• HVAC Certification.
• EPA Certification.
