About the position

The Maintenance Supervisor at Willow Bridge Property Company is responsible for overseeing maintenance operations for a multi-family residential community. This role involves managing a team of maintenance staff, ensuring safety compliance, and maintaining the quality of service requests and maintenance projects. The ideal candidate will have a strong background in property management and maintenance, with a focus on building relationships and fostering a positive work environment.

Responsibilities

  • Plan, schedule, and supervise the maintenance staff in their daily activities including maintenance, installation, repairs, and service requests.
  • Hire, train, and develop maintenance staff while ensuring adherence to company policies and safety practices.
  • Conduct regular safety inspections of the property and train maintenance staff on safe handling of chemicals and equipment.
  • Coordinate with vendors and contractors for installation, maintenance, and repair work.
  • Maintain the department budget and ensure all projects fall within budgetary guidelines.
  • Prepare specifications for major projects and negotiate bids with contractors and vendors.
  • Inspect vendor work for quality and compliance with specifications and cost requirements.
  • Order maintenance supplies and ensure inventory is appropriately stocked.
  • Ensure service requests are assigned and completed within required time frames.
  • Troubleshoot and train maintenance staff on various trades and equipment.
  • Comply with OSHA regulations and company safety policies.

Requirements

  • Minimum of 5 years' related maintenance experience, with property management experience preferred.
  • Proven ability to supervise and lead a large team.
  • Advanced understanding and experience in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
  • Preferred certifications in HVAC and EPA.
  • Effective communication skills for interaction with management, vendors, and residents.
  • Expert skills in operating small hand and electrical tools and basic machinery repair.
  • Basic computer skills, including mobile device and PC operation.
  • Valid driver's license and ability to operate a motor vehicle.
