We are currently seeking a Maintenance Supervisor to join our team at the Courtney Ridge property located at 7030 Parkway Commons Drive in Charlotte, NC. This position is essential for ensuring the smooth operation and maintenance of our multi-unit residential property, which involves a variety of tasks related to mechanical, electrical, plumbing, and carpentry work. As a Maintenance Supervisor, you will be responsible for supervising and coordinating the maintenance staff, ensuring that all maintenance activities are performed efficiently and effectively. You will play a key role in training and coaching the maintenance team, as well as contributing to performance appraisals and recommending new hires or disciplinary actions as necessary. Your hands-on experience will be crucial as you perform or assign work related to the repair and maintenance of mechanical equipment, including heating and air conditioning systems. You will diagnose problems, disassemble units, clean, lubricate, repair, and replace parts as needed. In addition to mechanical maintenance, you will also oversee carpentry duties, which may include the installation of new doors, repairs of doorjambs, moldings, and other related tasks. Your expertise will extend to electrical duties, where you will inspect and test lighting, wiring, and power circuits, as well as replace faulty switches and lamps. Plumbing responsibilities will include unclogging sinks and toilets, repairing faucets, and replacing pipes. You will also interface with contractors and vendors, creating written specifications and securing bids for services in accordance with our established bid process. Your ability to negotiate with vendors for goods and services will be essential in maintaining our property to the highest standards.

Responsibilities

  • Supervises and coordinates efforts of the maintenance staff.

  • Responsible for training, coaching, and communications to the maintenance staff.
  • Performs or assigns work to repair and maintain mechanical equipment, including heating and air conditioning.
  • Diagnoses problems and performs necessary repairs on mechanical equipment.
  • Performs or assigns routine to difficult carpentry duties, including installation of new doors and repairs of doorjambs, moldings, and locks.
  • Performs or assigns routine to difficult electrical duties, including inspecting and testing lighting and wiring.
  • Performs or assigns routine to difficult plumbing duties, including unclogging sinks and toilets and repairing faucets.
  • Interfaces with contractors and vendors, creating written specifications and securing bids for services.

Requirements

  • High School diploma or GED required.
  • 3-4 years of experience in commercial or multi-unit property maintenance required.
  • Valid Driver's License preferred.
  • Electrical experience preferred.
  • HVAC certification preferred.

Nice-to-haves

  • Experience in a supervisory role in maintenance.
  • Knowledge of building codes and safety regulations.
  • Ability to work independently and manage multiple tasks.
