About the position
The Maintenance Supervisor/Service Manager is responsible for overseeing the maintenance department and ensuring the community's physical needs are met. This role involves leading a maintenance team in a fast-paced environment, providing excellent customer service, and managing maintenance operations to uphold the community's standards.
Responsibilities
- Oversee the maintenance department and manage all aspects of community needs.
- Lead and support a team of maintenance employees.
- Maintain the overall physical condition of the community.
- Work with the Community Manager to determine the maintenance budget.
- Submit vendor/contractor invoices for approval.
- Hire, train, coach, and manage maintenance staff.
- Schedule and supervise all in-house and vendor work.
- Meet daily with the Community Manager to manage service requests and projects.
- Organize and file reports, leases, and paperwork.
- Maintain an up-to-date Material Safety Data Sheet Manual.
- Inspect the property daily and make necessary repairs.
- Notify the Community Manager of any illegal conduct.
- Accompany outside vendors on service request calls when necessary.
- Schedule and perform preventative maintenance and special projects.
- Accept service requests from residents and delegate to maintenance staff.
Requirements
- 3-5 years of related experience and training required.
- HVAC Certification required.
- Computer experience required.
- Strong written and verbal skills in English and Spanish preferred.
- Strong customer service and conflict resolution skills preferred.
Nice-to-haves
- Certified Apartment Maintenance Technician (CAMT) is recommended.
