About the position

Chandler Residential is seeking an experienced Maintenance Supervisor to lead our maintenance team at the Hidden Lake Apartments in Fayetteville, North Carolina. This role is pivotal in ensuring that all maintenance operations are conducted in accordance with company policies, state and federal laws, including ADA, Fair Housing, OSHA, and HAZCOM regulations. The Maintenance Supervisor will be responsible for performing maintenance tasks personally and delegating responsibilities to team members, ensuring that all work is completed efficiently and effectively. The ideal candidate will possess strong communication and organizational skills, as these are essential for leading the maintenance team and managing resident service requests. In this position, the Maintenance Supervisor will oversee the installation and diagnosis of HVAC systems, manage the on-call rotation, and ensure that all safety materials are current and accessible. The supervisor will maintain accurate records of preventive maintenance, service requests, and the status of vacant apartments, while also managing expenditures in line with the budget. Regular inspections and maintenance of tools and equipment will be required, along with the ability to diagnose and perform repairs on various systems, including electrical, plumbing, and appliances. The Maintenance Supervisor will also be responsible for maintaining the grounds, ensuring they are neat and free of litter, and performing any additional duties as assigned by the Property Manager or Regional Manager. This role requires a proactive approach to safety, with an emphasis on using appropriate safety equipment and reporting any unsafe conditions immediately. The successful candidate will have a minimum of three years of experience in property management and hold relevant certifications, including EPA and CPO certifications.

Responsibilities

  • Conduct all business in accordance with company policies and procedures and all state and federal laws.
  • Perform maintenance tasks personally and/or delegate responsibilities to team members.
  • Oversee and inspect the work performed by others.
  • Install full HVAC units and properly diagnose issues.
  • Manage the system for handling resident service requests, aiming to complete requests within 24 hours.
  • Schedule the on-call rotation, including personal participation.
  • Keep all safety material current and readily accessible.
  • Maintain awareness of the physical property condition and correct unsafe conditions immediately.
  • Maintain accurate records of preventive maintenance, service requests, and the status of vacant apartments.
  • Schedule and perform minor and routine maintenance on all appropriate equipment regularly.
  • Inspect and maintain all tools in excellent condition.
  • Diagnose and perform minor or routine maintenance or repair on various systems, including electrical, plumbing, and appliances.
  • Identify all utility meter cut-offs and prepare maps indicating their locations.
  • Maintain adequate inventory of spare parts and maintenance materials.
  • Assist in keeping the grounds neat and free of litter, using tools as necessary.
  • Perform any additional duties as assigned by the Property Manager or Regional Manager.

Requirements

  • Minimum of 3 years experience in property management.
  • High School Diploma required; College preferred.
  • Current Certifications in EPA and CPO.
  • Driver's License required.
  • HVAC Certification required.
  • Ability to execute in a multitask environment.
  • Ability to lead a maintenance team.
  • Ability to work with third-party contractor relationships when on-site.
  • Computer experience is necessary.
