About the position
The Maintenance Supervisor at HSL Asset Management is responsible for leading and supervising the maintenance team to ensure the safety, upkeep, and physical integrity of apartment communities. This role involves anticipating, identifying, and correcting property-related issues while implementing preventive measures. The ideal candidate will demonstrate leadership, organizational skills, and a commitment to safety, ensuring that all maintenance tasks are completed to HSL's high standards.
Responsibilities
- Lead and supervise the maintenance team to ensure safety and upkeep of the community.
- Anticipate, identify, and correct property-related problems.
- Implement procedures to prevent maintenance issues.
- Instruct and inspire maintenance staff with a focus on safety.
- Inspect the physical condition of the community and correct unsafe conditions.
- Ensure apartments are refurbished and repaired before resident occupancy.
- Perform maintenance tasks personally and delegate responsibilities to Maintenance Technicians.
- Conduct regular safety meetings with the maintenance staff.
- Manage scheduling and coverage of all maintenance staff.
- Maintain knowledge of pertinent laws, EPA, and OSHA regulations.
- Accurate record-keeping of maintenance activities and inspections.
- Inspect and maintain tools, equipment, and mechanical systems.
- Maintain adequate inventory of spare parts and maintenance materials.
- Schedule and perform tests for life safety systems and maintenance equipment.
- Report major repairs and requisitions to the Community Director.
Requirements
- High school diploma or GED.
- 3-5 years of related experience in apartment or building maintenance, property maintenance, or construction trades.
- Minimum of 1 year of maintenance supervisor experience.
- EPA Certified for Refrigeration (Type 2 + core or above).
- Bilingual Spanish is a plus.
- Valid driver's license and current automobile insurance.
Nice-to-haves
- Pool Certification (preferred)
- Experience with automotive diagnostics.
