The Maintenance Supervisor at the Low Income Housing Institute (LIHI) plays a crucial role in ensuring the upkeep and functionality of various properties managed by the organization. This position is primarily responsible for conducting routine, preventative, and emergency repairs across multiple locations. The Maintenance Supervisor serves as a field representative of the maintenance department, embodying professionalism through personal appearance, attention to detail, and a commitment to customer service and safety. The role requires meticulous documentation of all work performed, including purchases, travel, accidents, and other relevant items, ensuring that all records are maintained in a timely and professional manner. In addition to routine maintenance tasks, the Maintenance Supervisor will engage in various technical duties, including inspections, carpentry, drywall repair, interior and exterior painting, electrical work, appliance troubleshooting and repairs, plumbing, and general handyman tasks. The role also involves performing construction and special projects, such as renovations and upgrades, while maintaining all mechanical equipment and property grounds in good condition. The Maintenance Supervisor will assist the development department with punch lists, due diligence, and warranty work, ensuring that all tasks are completed efficiently and effectively. As a managerial position, the Maintenance Supervisor will coordinate bids on larger projects, supervise subcontractors, and evaluate properties for proactive maintenance needs. Regular communication with property managers is essential to foster teamwork and clear communication. The Maintenance Supervisor will also be responsible for tracking budgets, prioritizing work to minimize vacancy loss, and ordering supplies within the maintenance budget. Daily engagement with online software for reporting and communication is expected, along with providing training to maintenance and janitorial staff as needed.

Responsibilities

  • Conduct routine, preventative, and emergency repairs on properties.
  • Serve as a field representative of the maintenance department.
  • Document and record all work, purchases, travel, accidents, and related items in a timely manner.
  • Participate in on-call duties, including evening and weekend emergency pager responsibilities.
  • Perform maintenance tasks including inspections, carpentry, drywall repair, painting, electrical work, and plumbing.
  • Maintain all mechanical equipment and property grounds in good condition.
  • Assist the development department with punch lists, due diligence, and warranty work.
  • Coordinate bids on large projects and supervise subcontractors as needed.
  • Evaluate properties for proactive maintenance needs and recognize problem areas.
  • Meet regularly with property managers to encourage clear communication and teamwork.
  • Track the maintenance budget and prioritize work to minimize vacancy loss.
  • Order supplies and equipment as needed within the maintenance budget.
  • Utilize online software for reporting and communication, including generating reports and submitting receipts.
  • Provide training to staff responsible for maintenance and janitorial duties.

Requirements

  • 4 years' experience in building maintenance including carpentry, electrical, and plumbing.
  • Knowledgeable in repairs of doors, walls, floors, plumbing, light fixtures, appliances, and locks.
  • Experience working with a diverse population.
  • Excellent communication and interpersonal skills.
  • Regular access to a vehicle and general maintenance tools.
  • Proficiency in MS Excel, MS Word, Google Docs/Sheets, and company email at an intermediate level.
  • Must pass criminal background checks and drug screening test.
