About The Position

The Service Supervisor is responsible for overseeing and performing technical and mechanical work to ensure that the community's buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, safety, and functionality. This role involves managing maintenance tasks, inspecting work, and ensuring compliance with safety regulations while providing excellent customer service.

Requirements

• EPA certifications Type I and II or Universal for refrigerant recycling.
• Valid driver's license to operate a golf cart on property.
• Knowledge and skill in the safe use and maintenance of hand tools and power tools.
• Proficiency in customer service and interpersonal communication skills.
• Ability to read, write, and communicate effectively.
• Proficiency in internet, word processing, spreadsheet, and database management programs.
• Mathematical skills necessary for financial and administrative tasks.
• High School diploma, GED, or related experience.

Nice To Haves

• Experience in property management systems.
• Knowledge of OSHA and safety regulations.

Responsibilities

• Assist and complete work orders generated from service requests and routine upkeep.
• Oversee and complete the 'make-ready' process for vacant apartment homes.
• Develop standards for cleanliness and appearance of community areas.
• Inspect work performed by service team members and contractors.
• Maintain adequate inventory of spare parts and maintenance materials.
• Complete monthly preventative maintenance procedures.
• Support cost-cutting and expense control programs.
• Conduct regularly scheduled safety meetings and ensure compliance with safety laws.
• Demonstrate customer service skills and respond to maintenance service complaints.
