About the position

The Maintenance Supervisor is responsible for overseeing all maintenance operations within the community, ensuring compliance with safety standards, managing personnel, and providing excellent customer service. This role involves coordinating service requests, conducting inspections, maintaining inventory, and implementing preventative maintenance programs to enhance the longevity of the property.

Responsibilities

• Coordinate, schedule, and respond to resident/management requests and work orders.
• Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
• Manage and order maintenance supplies inventory while adhering to budget guidelines.
• Maintain a preventative maintenance program to extend the life of the community.
• Maintain a well-organized maintenance shop adhering to safety standards and OSHA guidelines.
• Participate in unit inspections as requested and assist with general upkeep of common areas.
• Plan and utilize property resources economically, including obtaining bids from vendors.
• Supervise, train, and schedule maintenance staff under the direction of the Community Manager.
• Monitor maintenance staff work progress and provide assistance as needed.
• Manage customer service and monitor service request turnaround.

Requirements

• High School Diploma or Equivalent
• EPA & CPO certification required; HVAC certification desired.
• Basic knowledge of Fair Housing Laws and OSHA requirements.
• Ability to understand and perform all on-site software functions; basic computer skills required.

Nice-to-haves

• Experience in OSHA compliance
• Valid HVAC Certification license
