About the position

The Maintenance Supervisor is responsible for overseeing the physical assets and general maintenance of an apartment community. This role includes managing maintenance staff, coordinating repair and maintenance activities, and ensuring the community is safe and well-maintained. The supervisor will work closely with the Property or Community Manager to monitor budgets, inventory, and the performance of maintenance staff while also handling resident requests and service needs.

Responsibilities

• Supervise and schedule maintenance activities for the apartment community and maintenance staff.
• Coordinate and respond to resident requests and service requests for occupied apartments.
• Prepare vacant apartments for move-in by coordinating make-ready needs.
• Conduct safety and skills training for maintenance employees.
• Identify and correct hazardous community conditions through daily property tours.
• Perform preventive maintenance on equipment and apartments.
• Order supplies and manage the maintenance budget.
• Assist in other areas of the community as needed.

Requirements

• High School Diploma or equivalent required; some college or trade school preferred.
• Freon Recovery certification Type I and II, or Universal.
• Certified Apartment Service Technician (CAMT) preferred.
• Minimum of 3 years general maintenance experience and at least 1 year of multi-family, industrial or institutional service request experience.
• Previous supervisory experience required.
• Ability to troubleshoot and repair HVAC equipment, plumbing systems, and major appliances.

Nice-to-haves

• Certifications in boilers, plumbing, HVAC (basic and advanced) preferred.
• Training in compressor diagnosis and appliance repair preferred.
