About the position

The Maintenance Supervisor at JVM Realty Corporation is responsible for overseeing maintenance service requests and ensuring the physical integrity of the community. This role involves coordinating with Maintenance Technicians to maintain a safe and comfortable living environment for residents, managing inventory, and ensuring timely completion of apartment make-readies. The Maintenance Supervisor also plays a key role in training staff, troubleshooting issues, and enhancing the community's curb appeal.

Responsibilities

  • Assign, coordinate, and perform maintenance service requests and apartment make-readies with Maintenance Technicians.
  • Maintain adequate inventory of parts, supplies, and maintenance materials.
  • Assist the Community Manager in maintaining the physical appearance and integrity of the community.
  • Conduct regular inspections of the community to identify cleanliness or repair issues.
  • Create and schedule daily tasks for service technicians and manage the weekly on-call emergency maintenance schedule.
  • Document all identified issues needing follow-up action and notify the Community Manager when outside contractors are needed.
  • Inspect, repair, or replace various apartment fixtures and appliances, including plumbing and electrical systems.
  • Ensure timely completion of apartment make-ready turns within 5-8 business days.
  • Maintain accurate records in property management software regarding service requests and preventative maintenance.
  • Supervise up to three service technicians and assist in their performance evaluations.

Requirements

  • High school diploma or GED.
  • Three years of property management maintenance experience.
  • Three years of supervisory experience.
  • Basic computer skills, including Microsoft Word and property management software.
  • Advanced skills in electrical, plumbing, carpentry, and HVAC.
  • Excellent customer service and communication skills.
  • Ability to read and understand English.

Nice-to-haves

  • Experience with OneSite property management software.
  • Knowledge of Fair Housing regulations.
  • Certifications in relevant maintenance fields.
