About the position

The Maintenance Technician Lead is responsible for the overall maintenance of commercial office properties, ensuring that all areas related to day-to-day maintenance are managed effectively. This role involves performing preventative maintenance, supervising contractors, assisting with inspections, and handling various repair tasks including HVAC, electrical, plumbing, and carpentry work. The technician will also maintain accurate records and participate in emergency stand-by schedules.

Responsibilities

  • Perform preventative maintenance and repair of HVAC units.
  • Occasionally call and/or supervise contractors.
  • Assist or accompany contract or governmental building/fire inspectors during required inspections.
  • Perform or assist other maintenance techs with basic electrical repairs, plumbing work, drywall repairs, and carpentry work.
  • Make offices ready for showing and/or move-in.
  • Keep accurate records regarding preventative maintenance, work orders, and inventories.
  • Assist with annual inspections and perform periodic exterior inspections.
  • Participate in emergency stand-by schedule for evening, weekend, and holiday coverage.
  • Perform occasional custodial work, including some grounds work if other techs are absent or occupied.

Requirements

  • High school education or equivalent.
  • Minimum 2 years related experience and/or training; or equivalent combination of education and experience.
  • HVAC requirements: Must be HVAC and EPA certified and trained.
  • Electrical requirements: Must be able to troubleshoot and change light fixtures, convert fluorescent lights to LED bulbs, and change power outlets.
  • Plumbing requirements: Must be able to repair basic bathroom, water heater, water line, and sewer plumbing issues.
  • Training in carpentry, painting, and refurbishing preferred.
  • Ability to read and interpret documents, basic math ability, and reasoning ability.
