About the position

The Maintenance Technician I is responsible for the physical upkeep of the property, ensuring that all equipment, fixtures, and buildings are maintained through corrective and preventative measures. This role involves responding to service requests from residents and performing various maintenance tasks to promote a safe and functional living environment.

Responsibilities

  • Conduct all business in accordance with established policies and procedures, state and federal laws.
  • Provide training to other technicians as needed and assist at other properties.
  • Provide lists of deficiencies, damage, or lease violations within buildings and/or apartments.
  • Become familiar with the property, including equipment locations and major components.
  • Control the use of parts and maintain inventory of frequently used items.
  • Maintain stock rooms, maintenance workshops, and offices.
  • Comply with policy for keys and reporting procedures.
  • Perform all resident requests for service promptly and efficiently.
  • Promote goodwill among prospects, residents, employees, and contractors.
  • Schedule and perform routine preventative maintenance on all appropriate equipment as directed.
  • Perform turnovers in a timely and efficient manner and emergency repairs as needed.
  • Diagnose and perform minor and routine maintenance/repair on various systems and components.
  • Report all major repairs and requisitions to the Maintenance Supervisor and Property Manager.
  • Assist in moving heavy appliances and furniture as necessary.
  • Keep grounds neat and free of litter and take monthly water consumption readings.
  • Ensure safety conditions are met and report unsafe conditions immediately.

Requirements

  • High school diploma or GED required.
  • At least 2 years' experience as a Maintenance Technician, preferably in residential property management.
  • CFC Type 2 or Universal certification is preferred.
  • Ability to perform plumbing, electrical, HVAC repairs, carpentry, locksmithing, painting, drywall repair, and snow removal.
  • Availability to handle on-call emergency services as needed.
  • Personal, reliable transportation to respond to on-call emergencies.
