About the position

The Maintenance Technician II is responsible for the physical maintenance of properties, ensuring both corrective and preventative maintenance measures are effectively implemented on equipment, fixtures, and buildings. This role involves responding to service requests from residents, conducting routine maintenance, and ensuring compliance with safety regulations and company policies.

Responsibilities

  • Conduct all business in accordance with established policies and procedures, state and federal laws.
  • Provide training to other technicians as needed and/or directed.
  • Assist other technicians at different properties as required.
  • Provide lists of deficiencies, damage, or lease violations within buildings and/or apartments.
  • Become familiar with property layout and equipment locations.
  • Control the use of parts and maintain inventory of frequently used items.
  • Maintain stock rooms, maintenance workshops, and offices.
  • Comply with policy regarding keys and access to apartments.
  • Perform resident service requests promptly and efficiently.
  • Promote goodwill among prospects, residents, employees, and contractors.
  • Schedule and perform routine preventative maintenance on equipment as directed.
  • Update maintenance logs as required.
  • Perform turnovers and emergency repairs in a timely manner.
  • Diagnose and perform minor and routine maintenance/repair on various systems and appliances.
  • Report major repairs and requisition needs to the Maintenance Supervisor and Property Manager.
  • Assist in moving heavy appliances and furniture as necessary.
  • Keep grounds neat and free of litter, performing light landscaping duties as needed.
  • Take monthly water consumption readings and maintain safety standards throughout the property.

Requirements

  • High school diploma or GED required.
  • Universal Certification required.
  • At least 2 years' experience as a Maintenance Technician, preferably in residential property management.
  • CFC Type 2 or Universal certification preferred.
  • Ability to perform plumbing, electrical, and HVAC repairs, as well as carpentry, locksmithing, painting, and drywall repair.
  • Must have personal, reliable transportation for on-call emergencies.

Nice-to-haves

  • Experience with safety and compliance regulations such as OSHA and EPA standards.
