About the position

The Maintenance Technician II is responsible for the physical maintenance of properties, including both corrective and preventative maintenance on equipment, fixtures, and buildings. This role involves completing service requests from residents and ensuring compliance with established policies and regulations, while also promoting goodwill among residents and maintaining a safe environment.

Responsibilities

  • Conduct all business in accordance with established policies and procedures, state and federal laws.
  • Provide training to other technicians as needed and/or directed.
  • Assist other technicians at different properties.
  • Provide lists of deficiencies, damage, or lease violations within buildings and/or apartments.
  • Become familiar with the property and its equipment.
  • Control the use of parts and maintain inventory of frequently used parts.
  • Maintain stock rooms, maintenance workshops, and offices.
  • Comply with policy for keys and access to apartments.
  • Perform all resident requests for service promptly and efficiently.
  • Schedule and perform routine preventative maintenance on all appropriate equipment.
  • Perform emergency repairs and necessary clean-up.
  • Diagnose and perform minor and routine maintenance/repair on various systems and appliances.
  • Report all major repairs and requisitions to the Maintenance Supervisor and Property Manager.
  • Assist in moving heavy appliances and furniture as necessary.
  • Keep grounds neat and free of litter and debris.
  • Take monthly water consumption readings.
  • Provide tools necessary for corrective and preventative work.
  • Promote safety and security awareness among maintenance staff.

Requirements

  • Bilingual (Spanish/English) required.
  • High school diploma or GED required.
  • At least 2 years' experience as a Maintenance Technician, preferably in residential property management.
  • CFC Type 2 or Universal certification preferred.
  • Ability to perform plumbing, electrical, and HVAC repairs, as well as carpentry, locksmithing, painting, drywall repair, and snow removal.
  • Must have personal, reliable transportation for on-call emergencies.

Nice-to-haves

  • Experience with OSHA and Fair Housing regulations.
  • Knowledge of EPA regulations regarding hazardous materials.
