The Maintenance Technician is a crucial role responsible for the overall appearance and maintenance of the physical property, ensuring that it operates efficiently on a daily basis. This position requires the technician to work under the direct supervision of the Maintenance Supervisor and Property Manager, responding to various maintenance needs and emergencies as they arise. The technician will be on-call as scheduled by management for after-hour emergencies, with a commitment to respond to all emergencies within 35 minutes. This role involves a variety of tasks, including testing emergency lighting in accordance with preventive maintenance manual procedures, checking the exterior of buildings for maintenance issues, and replacing light bulbs as necessary. In addition to routine checks, the technician will inspect vacant apartments for needed repairs and complete those repairs promptly. This includes repairing and replacing locks and deadbolt locks, rotating locks at turnover, and ensuring that all doors and windows operate correctly, with particular attention to fire doors and building entry doors. The technician will also be responsible for addressing plumbing and electrical repairs, cleaning around the grounds and dumpster areas daily, and completing apartment work requests. Other responsibilities include carpentry and mechanical repairs, snow removal as needed, and performing preventive maintenance tasks to uphold the property’s standards.
