The Maintenance Technician role is crucial in maintaining the luxury high-rise condominium located in downtown Austin. Under the general supervision of management and reporting directly to the maintenance supervisor, the technician is responsible for the repairs and maintenance of work equipment and appliances in both the common areas and individual owner units. This role aims to minimize the need for outside service personnel, ensuring that residents' needs are met promptly and efficiently. The technician's responsibilities include keeping electrical and plumbing appliances in optimal condition, repairing doors, doorknobs, and other fixtures, and serving as a backup to the maintenance supervisor. The technician will perform repairs and maintenance on appliances and fixtures in individual units, including air handlers, light fixtures, kitchen ranges, and more. Additionally, the technician must be knowledgeable about the condominium's fire safety system, maintain records of fire extinguishers, and oversee outside contractors when necessary. The role also involves maintaining the swimming pool's quality and temperature, assisting management with repair records, and ensuring adequate inventory in the supply stockroom. The technician is expected to maintain an orderly work area, check laundry facilities, assist in compiling maintenance manuals, and contribute innovative ideas to improve service life and reduce operating costs. The position requires physical stamina, excellent time management skills, and a strong work ethic to complete responsibilities efficiently. The technician must be reliable, flexible, and able to work independently or as part of a team, ensuring a safe and effective work environment.

Responsibilities

  • Keep electrical and plumbing appliances and fixtures in optimal condition in the common areas of the condominium.
  • Repair doors, doorknobs, door locks, ventilators, floors, ceilings, and walls of the condominium as needed.
  • Serve as backup to the maintenance supervisor and assist in their duties.
  • Perform repairs, maintenance, and replacements to appliances and fixtures in individual units as assigned through work orders.
  • Know the physical layout of the condominium's fire safety system and supervise outside contractors for repairs and servicing.
  • Maintain records of fire extinguishers and initiate servicing as needed.
  • Service, maintain, and repair swimming pool components and ensure water quality and temperature.
  • Assist management in maintaining records of repairs and servicing in individual units.
  • Ensure adequate inventory in the supply stockroom for regular needs.
  • Keep the technician's work area orderly and stocked with necessary tools and supplies.
  • Check laundry rooms and report servicing needs to management.
  • Assist in compiling and maintaining up-to-date manuals for principal machinery components of the condominium.
  • Initiate innovative steps to increase service life and decrease operating costs.

Requirements

  • High school diploma or equivalent.
  • Ability to lift 50 to 100 lbs following appropriate safety procedures.
  • Excellent time management skills and a strong work ethic.
  • Ability to work independently without supervision and as part of a team.
  • Reliable transportation.

Nice-to-haves

  • Experience in HVAC maintenance and repair.
