About the position

C&W Services is seeking a Maintenance Technician 2nd Class to support its operations in downtown Boston. This role is crucial for maintaining the integrity of building systems, ensuring efficient operation, and providing tenant services while fostering positive tenant relations. Responsibilities

  • Perform and oversee the day-to-day operation, maintenance, and repair of building systems including HVAC, electrical, plumbing, and fire protection.
  • Receive work assignments, plan and generate work to be performed, and obtain necessary tools and materials.
  • Assist Building Engineers and Maintenance Technicians with troubleshooting building systems as needed.
  • Train less qualified staff to promote a highly skilled workforce.
  • Perform water treatment and testing, reviewing weekly reports for deficiencies.
  • Monitor contractors, inspect work, and generate deficiency lists.
  • Maintain cleanliness and organization of assigned equipment and work areas.
  • Follow inspection and service procedures outlined in preventive maintenance programs.
  • Accurately complete tenant requests and repair work records as required.
  • Regularly inspect all areas of the site/building(s) and report deficiencies and suggestions for improvements.
  • Maintain logs on daily activities and events as required.
  • Communicate effectively about the status of building operations and report any potential problems.
  • Be available for various shifts, including nights, weekends, and holidays, to ensure adequate building coverage and respond to emergencies.
  • Promote and maintain positive relations with tenants through proactive communication and high customer service.

Requirements

  • High School diploma or equivalent educational certification preferred.
  • 1-3 years of experience in facilities and building operations.
  • Control experience is a plus.
  • Willingness to advance in the building trades career.
  • Ability to work independently with limited supervision in a fast-paced environment.
  • Advanced knowledge of OSHA, NEC, and NFC codes and regulations.
  • Strong technical and problem-solving abilities related to mechanical controls and Building Automation Systems.
  • Intermediate computer skills for day-to-day work and communications.
  • Ability to effectively communicate in writing as needed.
  • Strong working knowledge of web-based work order systems, such as Angus.
  • Demonstrate exemplary tenant relation skills.

Nice-to-haves

  • Familiarity with central plant systems, including air handlers and VAV units.
  • Flexibility to work at various properties as assigned.
