About The Position
Ingleside at King Farm is seeking a Full-Time Maintenance Technician 3 to join our dedicated team. This position is primarily responsible for performing intermediate building repairs, which include electrical, plumbing, carpentry, and painting tasks. The Maintenance Technician will work on-site in Rockville, MD, and will be expected to conduct rounds assigned by the Property Management Supervisor at the beginning of each shift, ensuring that all lights are functioning properly and that any hazards are recorded and repaired promptly. The role requires a proactive approach to preventive maintenance and the ability to respond to various maintenance needs as they arise. The Maintenance Technician will also be responsible for snow removal during winter months, assisting with landscaping tasks, and providing minor vehicle repairs as requested. The technician will complete work orders using smart devices and will maintain a time log of all maintenance conducted. It is essential for the technician to complete all non-emergency work orders within 72 hours of receiving notice of repair needs. The role involves performing rough and finish carpentry, including minor furniture repairs, and ensuring the maintenance of windows, doors, doorframes, locks, and mailboxes. In addition to general maintenance duties, the technician will be responsible for HVAC tasks, including identifying and repairing leaks, maintaining boiler room conditions, troubleshooting low voltage controls, and ensuring proper refrigerant charges in air-conditioning units. Plumbing responsibilities include performing general plumbing repairs, troubleshooting hot water heaters, and maintaining the water management plan. The technician will also handle medium-duty electrical work, including installing electrical outlets, repairing motors, and maintaining lighting systems. The position requires availability for on-call duties during the week and a commitment to providing excellent customer service to residents.
