About the position

The Maintenance Technician at Alcoma DBC Real Estate Management LLC plays a crucial role in ensuring that apartment units and property facilities are maintained in good working order. Reporting to the Property Manager and supervised by the Maintenance Supervisor or Lead Maintenance Technician, this position involves a variety of general maintenance and repair tasks. The technician is responsible for diagnosing, troubleshooting, and repairing heating, ventilation, and air conditioning (HVAC) units, as well as electrical appliances, outlets, and light fixtures. Additionally, the role encompasses plumbing, carpentry, and lock repairs, ensuring that all aspects of property maintenance are addressed efficiently and effectively. The Maintenance Technician follows a planned preventative maintenance schedule and is proactive in following up with residents after repairs are completed. Responsibilities also include preparing vacant apartment units for rental and assisting with landscape and renovation projects. The technician must prioritize work orders based on service requests and handle each task with efficiency. This role requires a hands-on approach to minor electrical repairs, HVAC unit maintenance, and kitchen appliance repairs, as well as performing preventative maintenance tasks such as replacing filters and cleaning coils. In addition to technical skills, the Maintenance Technician must adhere to safety and hazard communication programs, maintaining a safe work environment. The position may require working irregular hours, including evenings and weekends, and being on-call for emergencies. The technician will also operate a motor vehicle to transport tools and materials between work sites, ensuring that all necessary equipment is available for maintenance tasks.

Responsibilities

  • Diagnose, troubleshoot, and repair HVAC units, electrical appliances, outlets, and light fixtures.
  • Perform minor electrical repairs and replace light fixtures as needed.
  • Examine and diagnose problems with heating, ventilation, and air conditioning units.
  • Perform preventative maintenance on HVAC units, including replacing filters and cleaning coils.
  • Repair and replace kitchen appliances such as refrigerators, stoves, washers, and dryers.
  • Conduct minor to moderate plumbing repairs, including fixing leaks and unclogging sinks and toilets.
  • Perform painting projects, including full interior painting and minor touch-ups.
  • Prepare vacant units for prospective tenants through 'make ready' projects.
  • Repair locks and other miscellaneous items as required.
  • Perform swimming pool maintenance and assist with landscape projects to maintain property aesthetics.
  • Adhere to safety and hazard communication policies and maintain a safe work environment.
  • Work irregular hours, including evenings, weekends, and on-call shifts as required.

Requirements

  • High school diploma or GED required.
  • 1-2 years of experience in facility maintenance and/or mechanical repair required.
  • Valid driver's license from the state of residence required.
  • Knowledge and skills to operate standard and specialized tools for repairs and maintenance.
  • Ability to visually inspect units and grounds to determine adherence to standards.
  • Thorough knowledge of HVAC unit maintenance, troubleshooting, and repair.
  • General knowledge of appliance, lighting fixture, and plumbing repair and maintenance.
  • Knowledge of occupational health and safety regulations and precautions.
  • Excellent verbal and written communication skills for tenant and property management interactions.
  • Basic computer/technical skills to operate mobile computing or communications devices.

Nice-to-haves

  • Associate degree in a related technical or mechanical field preferred.
  • HVAC experience preferred.
  • Universal and/or Pool Certification preferred.
  • Commercial maintenance experience with plumbing, electrical, and janitorial strongly preferred.
