About the position

Caddo Mills Climate Storage is looking for a dedicated Maintenance Technician & Property Care Specialist to ensure the upkeep and maintenance of the facility. This part-time, contract role involves a variety of tasks including property maintenance, groundskeeping, and technical repairs, all aimed at maintaining a clean, safe, and inviting environment for tenants and staff.

Responsibilities

• Perform regular cleaning and maintenance of the entire property, including common areas, storage units, office space, and outdoor spaces.
• Sweep, mop, and vacuum all indoor areas to ensure cleanliness and safety.
• Clean and restock restrooms regularly to maintain hygiene.
• Pick up trash from the property grounds, including parking lots and landscaped areas.
• Conduct daily inspections to identify areas requiring attention.
• Maintain landscaping and exterior areas, including mowing and trimming.
• Perform seasonal maintenance tasks such as leaf and snow removal.
• Handle routine maintenance tasks such as painting and minor repairs.
• Perform preventative maintenance on facility systems.
• Address maintenance requests from the Property Manager and tenants promptly.
• Inspect, maintain, and repair HVAC systems.
• Perform basic electrical repairs and maintenance.
• Address plumbing issues promptly and perform regular inspections.
• Ensure the property's appearance reflects high standards through aesthetic maintenance.
• Inspect safety and security systems regularly.

Requirements

• Extensive experience in general maintenance, particularly in HVAC, electrical, plumbing, and carpentry.
• Strong problem-solving abilities and capability to troubleshoot maintenance issues independently.
• Excellent time management and organizational skills.
• Ability to work collaboratively with the Property Manager and staff.
• Strong communication skills, both written and verbal.
• Knowledge of safety regulations and commitment to a safe working environment.
• High school diploma or equivalent; technical certifications in HVAC, electrical, or plumbing are a plus.

Nice-to-haves

• 1 year of property maintenance experience preferred.
• Driver's License required.
