About the position

The Maintenance Technician at YES Communities is responsible for ensuring the community grounds are safe, organized, and well-maintained. This role involves interacting with residents, responding to service requests, and maintaining community assets, including equipment and facilities. The technician will also assist in new home deliveries, manage maintenance supplies, and uphold safety standards while contributing to a positive community environment.

Responsibilities

  • Complete all work in a timely manner, without sacrificing quality.
  • Keep the community grounds, common areas, and vacant lots clean and free of debris and trash.
  • Respond to resident service requests timely.
  • Maintain tools, equipment, maintenance facility(s), and storage compound in a safe and organized manner.
  • Aiding new home delivery and set-up and reporting any warranty or follow-up work needed in new homes to management.
  • Order supplies, tools, and equipment, if applicable and with management approval.
  • Read water meters, identify, and resolve leaks within the community as applicable.
  • Deliver resident notices as requested by management.
  • Complete required monthly Gold Key Service inspections as scheduled by the community manager.
  • Maintain rental inventory through forms of preventative maintenance, work orders, and home refurbishment.
  • Maintain all utility facilities within the community, if applicable.
  • Follow safety precautions including but not limited to, chemical use and OSHA requirements.
  • Participate/listen in to the monthly Safety Teams meetings held the first Wednesday of each month as available.
  • Maintain all OSHA and PPE equipment as required by Company/State standards including the Personal Protection Equipment boards required in each location's maintenance shop.
  • Maintain professional behavior which does not interfere with the individual's work, the work of another team-member, or the quality of life for community residents.
  • Maintain and track all community assets including grounds, buildings, equipment, pools, etc.
  • Maintaining safe winter road conditions through snow removal and de-icing when applicable.
  • Diligent completion and filing of snow and salt logs.
  • Respond to after-hour emergency calls immediately based on the on-call schedule.
  • Use electronic devices, such as a work tablet or computer, for the tracking and logging of work orders and daily email management.
  • Log and maintain all company vehicles according to legal and YES compliance & safety standards.
  • Notify management of any incident/accident immediately.
  • Measuring lots and keeping up to date on city setback guidelines.
  • Secure utilities on vacant lots, i.e., installing caps on sanitary lines, locks on electrical pedestals, covered crocks over exposed water lines, and removal of all old tiedowns.
  • Ability to learn and apply knowledge of landscaping and home refurbishment.
  • Work effectively with all team members to uphold the YES standards of community appearance.
  • Effectively communicate with vendors and residents.
  • Additional duties as assigned by management and subject to change.

Requirements

  • High school diploma or GED
  • Valid in-state driver's license
  • Electrical experience
  • Plumbing experience
  • HVAC experience
  • Landscaping experience
  • Leadership skills
  • Entry level experience
  • 10 years of relevant experience preferred

Nice-to-haves

  • Previous home refurbishment or make-ready experience
  • Desire to identify opportunities and resiliency to communicate frequently and respectfully
  • HVAC, Electrical, Plumbing, and Pool Operation experience or certifications
  • Any OSHA certifications or completed training
