About the position

The Maintenance Technician at The Dana Park Apartments is responsible for the overall maintenance of the property, ensuring that all areas related to community maintenance are well-kept and functional. This role involves preparing vacant units for new residents, performing exterior maintenance, and responding to resident requests. The technician will work under the supervision of the Maintenance Supervisor and is expected to maintain a positive attitude while adhering to safety standards and company policies.

Responsibilities

  • Prepare vacant units for move-in by completing service repairs and ensuring readiness for occupancy.
  • Perform daily exterior maintenance tasks including trash collection, light checks, landscape maintenance, and custodial work.
  • Maintain compliance with OSHA standards and company safety policies.
  • Conduct preventative and scheduled maintenance on equipment as per manufacturer's recommendations.
  • Participate in on-call duty for emergency maintenance during evenings, weekends, and holidays.
  • Perform various apartment repairs including drywall replacement, painting, and installing fixtures.
  • Conduct repairs on appliances, electrical systems, and plumbing-related items.
  • Carry out carpentry work such as fitting doors and building shelves.
  • Manage personal tools and supplies, ensuring proper inventory and maintenance.
  • Respond efficiently and courteously to resident requests and concerns.
  • Maintain a professional appearance and positive attitude at all times.
  • Report any unusual circumstances regarding residents or the community to the Community Manager.

Requirements

  • High school diploma or GED required.
  • Previous experience as a Maintenance Technician or in a similar industry (plumbing/HVAC) is preferred.
  • Valid driver's license is mandatory.
  • CPO/EPA Certification is highly desirable but not required.
  • Ability to frequently lift and/or move up to 70 pounds, with occasional lifting of more than 100 pounds.

Nice-to-haves

  • Experience in apartment maintenance is highly preferred.
  • Knowledge of OSHA standards and safety policies.
