The Maintenance Technician is responsible for performing maintenance and other duties that assure the preservation and upkeep of the buildings, fixtures, and resident spaces. This role is crucial in maintaining a high level of customer satisfaction and requires excellent customer service skills. The technician will inspect property and equipment daily to determine the need and extent of service, equipment required, and the type and number of operation and maintenance personnel needed. They will respond to service requests on a first-in, first-out basis, except in emergencies, and document work done, parts used, and time spent accurately. The Maintenance Technician will implement and supervise a Preventative Maintenance program, reviewing and updating schedules quarterly, semi-annually, and annually. This includes changing HVAC filters, fire detector batteries, cleaning gutters, and inspecting for leaks. They will also assist with the turnover of apartments, which may involve maintenance, repair, or renovation tasks, and will obtain bids for additional work from outside contractors. The technician will direct contracted projects to ensure adherence to specifications and maintain records of building and maintenance supplies, machinery, equipment, and furniture. In addition to routine maintenance tasks, the technician will respond to emergency calls 24/7, provide emergency on-call services on a rotating basis, and support office staff in ensuring the safety and security of the property. They will keep the Maintenance Shop organized, maintain company tools and equipment, and communicate effectively with the Property Manager to ensure all objectives are met. The technician will also troubleshoot and diagnose heating, air conditioning, and appliance problems, perform electrical and plumbing repairs, and assist in maintaining cleanliness throughout the property.
