Under general supervision, the Maintenance Technician performs a wide variety of general maintenance duties to provide a clean, orderly, and safe environment at Desert Parkway Behavioral Healthcare Hospital. This role involves inspecting buildings and other structures to determine functional systems and detect malfunctions and needed repairs, making notes and recommendations as necessary. The technician will monitor all operating equipment and systems, including boilers, chillers, air handling units (AHUs), pumps, water heaters, and cooling towers, ensuring they operate properly and safely at maximum efficiency. The technician will perform engineering rounds, checking equipment for proper operating functionality and conducting minor repairs and adjustments as needed. Responsibilities also include corrective maintenance duties such as the replacement and repair of ceiling tiles, drywall, floor tiles, cover base, light fixtures, bulbs, lamps, and door hardware. Accurate and timely documentation is required by management, including reviewing work order reports to ensure accuracy and resolving discrepancies in accordance with departmental procedures. Daily, weekly, and monthly checklists on building equipment maintenance procedures must be completed, and records of scheduled maintenance procedures maintained. The technician will respond to emergency maintenance requests as required and will be responsible for computer controls and monitoring of mechanical equipment and utility systems. Minor electrical maintenance tasks include the replacement or repair of fixtures such as wall switches, outlets, incandescent and fluorescent bulbs, tubes, ballasts, sockets, fuses, and minor appliances. Additionally, the technician will perform minor plumbing maintenance, including the replacement or repair of leaks in drains and faucets, unclogging drains, and replacing drain hoses. Minor painting, carpentry, and masonry work will also be part of the role, such as preparing surfaces and applying paints, stains, and varnishes, hanging doors, and fitting locks and handles. The technician will assist in performing minor HVAC work, adjusting and calibrating thermostats, digital controls, and HVAC and electric energy management systems, ensuring proper equipment operation. Outside custodial duties may be required as needed, and the technician will work effectively with all departments.
