About the position

Estia at Lakewood Ranch apartments in Bradenton, FL is seeking a dedicated and skilled Maintenance Technician to join our team. This full-time position is essential for maintaining the physical integrity of our community, ensuring a safe and secure living environment for residents, visitors, and staff. The Maintenance Technician will be responsible for a variety of tasks that include general repairs to apartments and common areas, preparing vacant apartments for new residents, and performing emergency repairs as needed. The role also involves cleaning, landscaping, and managing maintenance equipment and supplies. The Maintenance Technician will address resident service and maintenance requests promptly, ensuring effective communication with residents regarding the status of their requests. It is crucial to maintain accurate records related to preventive maintenance, service requests, expenditures, and the status of apartment make-ready tasks. The technician will also be responsible for keeping the property grounds safe and well-maintained, which may include raking, shoveling, salting, and changing locks and keys as necessary. This position requires a proactive approach to maintenance and a commitment to providing excellent service to our residents. The ideal candidate will possess a strong work ethic, be professional and friendly, and have the ability to work independently as well as part of a team. The role may also require additional duties as assigned by management, making flexibility and adaptability key traits for success in this position.

Responsibilities

• Maintain the physical integrity of the community at all times.
• Address resident service and maintenance requests in a timely manner.
• Communicate with residents on any pending items or the status of service requests to ensure satisfaction.
• Keep the physical property throughout the community and immediately correct unsafe conditions.
• Maintain accurate records regarding preventive maintenance, service requests, expenditures, apartment make-ready status, work in progress, etc.
• Ensure all make-ready repairs and services are completed on schedule.
• Rake, sweep, shovel, and salt property grounds as circumstances warrant.
• Change locks and keys as needed.
• Perform general repairs to apartments and common areas of the buildings and grounds.
• Prepare vacant apartments for new residents.
• Manage trash removal and emergency repairs.
• Order maintenance equipment and supplies as needed.
• Accept deliveries and assist in moving furniture and/or appliances.

Requirements

• 1+ years of experience in property maintenance or equivalent maintenance-related fieldwork.
• Ability to interact professionally and efficiently with prospects, residents, staff, and management.
• Hands-on experience within basic plumbing, carpentry, electrical, heating and air conditioning systems, swimming pools, landscaping, and cleaning.
• HVAC certification is required; CPO certification is preferred.
• Must have a CFC/EPA approved certification or be willing to obtain within 45 days of hire.
• Certified Apartment Maintenance Technician (CAMT) preferred; must be willing to obtain if requested by management.
• Physical ability to lift up to 50 lbs., climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, and bend.
• Familiarity with OSHA guidelines to ensure safety.
• Proficient knowledge of Microsoft Office Suite including Word, Excel, and Outlook.
• Achieve Fair Housing certification prior to interaction with prospects or residents.

Nice-to-haves

• Experience with heat pump systems is a plus.
• Ability to work evenings, weekends, and on-call hours as required.
